Why would ECC sell the freehold ?
I'd like to turn that around Olds and say why wouldn't they? Other than getting an annual rent it's of no practical use to them. They can't use it for housing themselves because they would have to provide us with an alternative stadium if they failed to renew the lease. In recent years Councils have been urged to sell their assets by the government, so why not SJP?

So the chronology of this is what?
1. We buy the land at a price commensurate with that of land reserved for sports activities
2. Then we ask for the land to have its certificate changed to building land
3. And then we sell to a builder at several times the value we paid for it.

Do you think the council would go along with that? Or have I missed something?
What you have missed Mike is this. Designated sports grounds cannot be built on, unless equal or better facilities are provided to replace them (with equal or better accessibility too). So if we were to purchase SJP, we could subsequently provide new facilities elsewhere and get change of use at a future date.

The Chiefs sale of the County Ground nearly fell foul of this, as Sport England Southwest placed an objection. It was accepted that Sandy Park was an appropriate provision for Rugby, but no suitable provision was being made for Speedway. The Council concluded that it could not grant Planning Permission whilst the objection from SE SW existed. Subsequently a letter appears in the planning file from SE SW withdrawing their objection. There is however nothing in the files to show how SE SW were persuaded to do this.

You mention that DCC sold The Fountain Centre, but to who? FiTC/ECCT? ECFC?

For how much?

FYI, I already know the answer to Q2, just checking that you do!

DCC gifted the Fountains Centre to the club

Actually DCC sold it for a £1!
Yes I do know but I'm fed up with pointless points scoring on this site so I'll keep that information to myself.

Isn't the Fountain Centre under the ownership of CCT, not the club?

This isn't meant to sound pedantic but it's an important distinction as i believe it was CCT's charitable status that made the transaction much easier, maybe even possible at all.
