Mystery venue on Well Street

Just received details of an opportunity on Well Street;

" This is a chance to create a unique venue for a student and young professional customer base. Located just off the city centre, it will really stand out from its competitors with a focus on retro games. With coffee in the morning, light bites, street food and premium beers and spirits later in the day, it will attract customers at all times."

Sounds quite enchanting particularly as the venue will also be given " A revamp of the outdoor area which will also give clientele extra incentive to visit in summer months". Sounds interesting.
It's only in the final paragraph that there's an indication of where it is as it states;

"The pub has the potential to be a designated away supporters pub, being close to Exeter City's Ground. Supporters can arrive early and stay longer to watch Premiership football at the pub."

Hmm.

I wouldn't have thought it a great business model to base yourself around a couple of hours before a match 23 times a year.
Especially when its 4 Stevenage or Salford fans....

Trouble was, it went all down hill from there.

St Anne’s Well is my pre match venue of choice.
It’s been fairly busy since it opened up again in July.
It does take some serious money on certain match days..Around £6k the current landlord/manager mentioned for the Newport & Rovers games.It was ‘stacked out’ inside & outside for both of those games.
It’s a good pub these days.It should not be confused with the awful Brook Green Tavern,its previous guise.

John Newman seems to have liked it when he was our manager in the 1970s.
